7 reasons to lower your rent today

Rents in Germany's big cities keep climbing. The rent cap (Mietpreisbremse, § 556d BGB) is the federal law that limits them. It only works if you, the tenant, invoke it.

Tenants who invoked the Mietpreisbremse with CONNY save around €300 in rent a month on average. Here are the seven most important reasons to act now:

No cost risk: you only pay a commission if we lower your rent.
In short
  • The Mietpreisbremse is your right: a federal law, upheld by the Federal Constitutional Court.
  • Tenants save around €300 a month on average, which is €3,600 a year.
  • No cost risk: commission only if we succeed, and CONNY handles all contact with your landlord.
  • You lower your own rent and, through the rent index (Mietspiegel), your neighbours' rent too.

1

It is your right

Many tenants do not know this: the Mietpreisbremse is federal law (§ 556d BGB), upheld by the Federal Constitutional Court, and it is here to stay. In hundreds of cities with a tight housing market, including Berlin, Frankfurt am Main, Hamburg and Munich, rents can be lowered on this basis, safely and tested in court. Use that right.

Stop giving money away

Our tenants save just under €300 a month on average. That is €3,600 a year and €36,000 over 10 years. Lower your rent today and get back the money you overpay month after month.

3

Don't let your landlord trick you

Most tenants do not know whether the Mietpreisbremse applies to their flat or whether their rent is within the legal limit. On top of that, landlords face no penalty for breaking the rules. Many exploit that and set the rent too high anyway. You do not have to accept it. Push back.

You help every tenant

Lowering your rent feeds into your municipality's rent index (Mietspiegel). The Mietspiegel lists the rents paid in a municipality and sets the local reference rent (ortsübliche Vergleichsmiete). Under the Mietpreisbremse, rents in tight housing markets may be at most 10 per cent above that reference rent. When your rent goes down, the rent level for your whole neighbourhood goes down with it.

6

It can be quick

How long a rent reduction takes depends mainly on how cooperative your landlord is. CONNY aims to settle fast and for the maximum amount. An out-of-court settlement often takes only a few weeks or months. If the case goes to court, it takes somewhat longer. The process is well established, and landlords increasingly settle out of court because they know CONNY and know the law is on the tenant's side.

7

CONNY makes it easier than ever

With CONNY you carry no cost risk: you pay a share of the savings as commission only if we lower your rent. You can instruct CONNY from anywhere, at any time: fill in the questionnaire, upload the documents we need, and we do the rest. Then you wait for the result. CONNY handles all contact with your landlord, so you never have to argue with them yourself.
