Yes – if your rental contract started after June 1, 2015 and your rent is more than 10% above the (low) comparable rent. New buildings and comprehensively modernized apartments are excluded. However, the hurdles for these exceptions are very high. Our legal experts check this for you – free & without obligation.
The German Rent Control is a law "to curb rent increases in tight housing markets" (§ 556d BGB). It was introduced nationwide in 2015 and now applies in most federal states. The German Rent Control applies in many major cities such as Berlin, Hamburg, Munich or Frankfurt and allows tenants to reduce their rent if it is more than ten percent above the local comparable rent.
Your landlord covers the costs! Here's how it works: When we achieve a rent reduction for you, you benefit on average from €397 more per month. Claims from the time before the rent reduction are paid out to us by your landlord. This also includes the part of the deposit that you paid too much due to your old, expensive rent. We finance our team of legal experts with these repayments, who enforce fair rent for you. Your advantage: we don't send you a bill and cover our commission completely from these repayment claims. If we have no success, everything stays the same for you and Conny goes empty.
Yes. If an out-of-court settlement cannot be reached and we consider the court enforcement promising, our partner lawyers will also file a lawsuit in court. The litigation costs are covered by Conny. The commission for Conny only falls due in case of success. If we are not successful, you have no costs; so you have no cost risk.
